Maynooth Development Secures Approval Amid Height Concerns

An Bord Pleanala has granted approval with conditions for a new residential development in Maynooth.

The project, spearheaded by Glenveagh Homes Ltd, is set to be constructed on a site spanning nearly two hectares on Parson Street.

The development proved controversial when it was first mooted due to height concerns and potential traffic issues.

According to data from Building Information Ireland, the estimated construction value of the development exceeds €70 million.

The proposed project encompasses a mixed residential and commercial complex, with a total gross floor space of 20,023 square meters. Additionally, it will feature a single-level basement car park spanning approximately 8,153 square meters.

A key architectural feature of the project will be a two-storey glazed atrium connecting to a three-story over-basement office building.

Comprising a total of 169 apartments, the development aims to offer a range of amenities, including a gym, café, and creche.

The buildings will vary in height, ranging from three to nine storeys over a single-level basement.

The apartment units will feature a mix of studio, one-bedroom, two-bedroom, and three-bedroom layouts.

The planning permission has been granted subject to a list of conditions.

Key conditions include the reduction of Block A's height and the submission of revised site layouts to address various environmental and heritage concerns.
