Kildare County Council has published details for new "affordable" homes in Celbridge.
The 12 A-rated homes at Grattan Park are being sold under the Affordable Purchase Scheme at prices ranging from €327,400 to €498,750, despite open market values of up to €525,000.
The difference between the sale price and the market value is retained by the council as an equity share, worth between €22,500 and €167,600, depending on the buyer’s income and borrowing capacity.
While the equity is not paid monthly, it must be repaid if the home is sold or if the buyer later buys out the council’s stake - with the amount rising if property values increase.
The structure means buyers secure a reduced purchase price, but do not fully own the home from the outset.
The application portal will open at 11am on Tuesday, 6 January 2026 and will close at 12 Noon on Wednesday, 28 January 2026.
