Pressure on the housing market isn't showing signs of easing, with asking prices up almost 10 percent last year.
The latest quarterly figures from MyHome.ie show it's up 9.7 nationally, compared to the same period the previous year.
The rate of inflation was 7.4 percent in Dublin, but 10.6 percent elsewhere.
The report shows a record low of 11,300 homes were also listed for sale in 2021.
The mix-adjusted asking price for a property nationally is now 311,000 euro, while the price in Dublin is €421,000 and in other parts of the country it's €263,000.
