New tenancies' rents have increased by 5.5 per cent annually in the first three months of the year.
That compares to an increase of 4.4 per cent for existing tenancies, in the latest Residential Tenancies Board figures.
Eight counties recorded double digit percent increases over one year, including Kildare, with average rents for new tenancies now almost €1,700 a month.
