Pricing Of 96 Affordable Units On Former Council Land In Naas Still Undecided

The first phase of affordable homes is expected to be advertised in late September or early October, pending funding approval from the Department of Housing.

Clarity is being sought on the price of so-called affordable homes on the Land Development Agency’s Naas site. 

The land was owned by the council but was taken over by the LDA.

Construction is progressing on the site, which will deliver 219 new homes across a mix of apartments, duplexes, and terraced houses.

Of these, 96 units are earmarked as affordable housing, to be released in phases. 

The first phase of affordable homes is expected to be advertised in late September or early October, pending funding approval from the Department of Housing.

Council officials say final pricing for the affordable units has not yet been set, as costs will depend on the level of Affordable Housing Fund support granted by the Department.

Prices will be calculated using independent market valuations, full construction costs, and any abnormal site expenses, adjusted by the funding received.

Independent Cllr Bill Clear said he hopes the prices of the homes will actually be affordable. 

He said he is concerned prices could exceed €400,000.

His concerns follow controversy at Lattin Place in Naas, where some homes were priced at €370,000, just beyond the reach of many local buyers using the State-backed loan scheme.
