The average price of a second-hand three-bed semi in Kildare has risen by 1.3 percent to €450,500.

Many landlords are now selling due to rent pressure zones changes.

The entire country was brought under a rent pressure zone in June.

The latest Real Estate Alliance Average House Price Index shows the rental market is decreasing because of the move.

Seamus McCarthy, Spokesperson for REA, says house prices continue to rise across the board.

The average price of a second-hand three-bed semi in Kildare has risen by 1.3 percent to €450,500.

Selling times across the county have lengthened slightly, now averaging five weeks compared with four previously.

In Maynooth, the average price remained stable at €472,000 this quarter, while Celbridge saw a 1.7 percent rise to €475,000.

Both Naas and Newbridge recorded 1.8 percent increases, bringing average prices to €465,000 and €390,000 respectively.

The survey also found that homes in Kildare with an A BER rating command a 20 percent premium over C-rated properties.
